Really appreciate the transparency angle here, especially calling out how traditional indices use unverifiable averages while actual MBS pricing tells the real story. The point about rates not rising or falling but rather the price of each rate changing is one of those things that seems obvious once explained but most people never think about it that way. I've had clients confused by this exact distinction when shopping for mortgages,so dunno if more lenders will adopt this kind of pricing clarity anytime soon.
